Produce a credible and supportable report about your subject market

In the current financial environment, supporting our opinions and conclusions is extremely important. While the estimated market value we place on a property will always get noticed, the check boxes and narratives with regard to the subject's market is getting more attention. The use of analytics can add much needed support for these increasingly visible comments.

To aid the creation of these analytics, we've been working here in the labs on a simple, yet fully featured spreadsheet specific to the market area sections of the report. We've created a Market Conditions Analysis (MCA) module for both Excel 2007 and 2003 that will accept data, analyze it, and produce up to six statistical charts as supporting addenda to your WinTOTAL appraisal report.

Soon we'll also have a primer, covering the basics of identifying the types of data to analyze, getting the data into a usable format, working with the MCA module inside Excel, and finally exporting the results out of Excel and into your WinTOTAL appraisal report.
